我是买家,我的经纪告诉我,卖家经纪说,除非我下offer并且被接受,否则不能看房。真的可以这样吗?


是可能有这样的事情发生。有可能是卖家的主意,也可能是卖家经纪的策略。但是「除非买家下offer并且被接受后才能看房」的做法,是不合MLS规定的。MLS规定:刊登在MLS上,就是承诺要遵守地产局的规定〈Rules of Cooperation﹞。规定就是所有的房地产都必须让潜在的买家在买前能先看。如果卖家或卖家经纪不同意,则该房产不能刊登在MLS上,也就是必须撤下。


买家经纪必须瞭解这条规则,同时要提醒卖家经纪本条规则。如果卖家或卖家经纪坚持,买家经纪可通过其管理经理(managing broker),协调卖家之管理经理,请卖家或卖家经纪同意买前看房,或由MLS上撤除。
