產權是如何轉移的?

 

產權轉移是將房產產權由賣方轉移給買方的程序。在BC,產權是登記在BC產權登記處,以確保財產所有權永遠都是平順的轉移及完整的登記。


通常買賣雙方都用律師進行產權轉移。在過戶前一至二星期,賣方律師會將買方調整金金額及內容傳給買方律師,買方律師會在計算其正確性,並且計算過戶所要的全部金額,包含訂金及調整金,在買賣過戶日前一至二天,買方律師會約見買方,告訴買方餘款金額(買價減掉貸款,再減掉訂金,加上調整金,律師費等等),買方要在律師指定的時間前,將餘款轉到其律師的信託帳戶。買方律師留住這筆錢,先向BC產權登記處做最後確認,確定賣方是現在的擁有者。一旦所有條件都滿足,也有足夠的錢,就向產權登記處遞交文件提出申請,在將產權轉登記為買方的名字後,將錢轉出給賣方。


調整金是由律師計算,看買家應付多少物業稅、賣家先前已預付的水電及煤氣費、及貸款在付款日及調整日間應支付的利息。通常調整日和交屋日是同一天。


交屋通常是在交屋日當天中午。
