土地所有權的延伸

一般而言,房產主人都認知房產所有權包括土地及上面的房子。那麼房屋上的天空和地下呢?可能不清楚。事實上,所有權的範圍不只土地與上面的房子,還包括空中、地下。空中指產權所有人能有效運用的高度,地下可不包括貴重的礦物、金屬及石油等等,政府可不會輕易放棄這些珍貴的資源。當政府需要的時候,可以徵收土地開發。當然,會有補償,但也有例外。如地下水床的使用,省府並不補償。


空中與地下都有價值,各位朋友要切記,千萬不要放棄自己的權益。地下權沒有空權明顯,因為珍貴的東西都被政府拿走了。空權是可以賣的,有時候可以賣到數百萬美元。在紐約與東京常見將古蹟的空權賣給開發商,開發商在古蹟上建空橋或連接其他建築物的建築。開發商要蓋高樓,可以買鄰近建築的空權,以增加樓層面積比。賣空權在BC省也有所見。
