我租的房子水管漏水,我找房東修理,但是聯絡不到他,該怎麼辦?

可以自己找水管工修理,以後請房東退還修理費。
房東負有修繕的責任與義務。住宅租賃法案第32款規定,房東有義務修復任何形式的住宅,不管是否提供家俱與否;即使是在租賃合約簽訂時,就已經損壞,也要修復。
如果房東不修復,房客可以提交仲裁,仲裁人能命令房客用房租找人修復。
房東不能免除這項維修住宅的責任;同時住宅租賃法案第33款規定,房東必須在房屋中標示,或以書面告知房客在緊急維修時,能聯絡的人名及電話。這一點可能許多房東沒有做到,沒有做的朋友請改善。
緊急維修指的是對房客的健康與安全有危害,或是對房屋的維護及使用,具急迫與必要的修理,包含屋頂與水管的漏水,自來水或汙水水管的損壞或堵塞,或水管固定裝置損壞,暖器系統損壞,進出房子的門鎖損壞等。
如果房客根據房東所提供的電話打過兩次或更多的電話給聯絡人,在合理的時間內都沒修好,則房客可以自行修理。如果房東未能將修理費全數還給房客,房客可以將不足款由未來的房租內扣除。當然房客必須給房東一份繕寫的帳單,裡面包含所有維修的收據。如果房東有意見,認為價格不合理,或是不是用於緊急維修,則房東可以申請仲裁。
