我下了offer，我的經紀轉給我一份那一棟房子的產權資料，其中有一項Registered Owner in Fee Simple，請問Fee Simple是什麼意思？

 Fee Simple是法律用語，是指房地產的所有權。Fee是指可以被繼承的房地產，而Simple是指繼承者的資格不被限制。也就是如果房地產擁有者有留遺囑，則該房產按其遺囑，由指定的繼承人繼承；如果沒有遺囑，則由最近的血親繼承。


Fee Simple有時也寫成Freehold Estate，一般大家知道freehold是有產權，而leasehold是沒有產權，但遇見Fee Simple就不知所措。其實Fee Simple與Freehold Estate是同樣的意思。如果要深究Freehold Estate的含意，就是這個房產是由一位自由的住戶所有，而且可以擁有無限期。


在今日，只要房地產的所有人繳稅，在法定的範圍內，就可以按其意志處分該房產。如果所有人沒有遺囑，所在地的法律會決定如何分配給各子嗣。如果沒有子嗣，也沒有遺囑，這筆房產會回歸政府。
