是買家,我的經紀告訴我,賣家經紀說,除非我下offer並且被接受,否則不能看房。真的可以這樣嗎?

是可能有這樣的事情發生。有可能是賣家的主意,也可能是賣家經紀的策略。但是「除非買家下offer並且被接受後才能看房」的做法,是不合MLS規定的。MLS規定:刊登在MLS上,就是承諾要遵守地產局的規定〈Rules of Cooperation﹞。規定就是所有的房地產都必須讓潛在的買家在買前能先看。如果賣家或賣家經紀不同意,則該房產不能刊登在MLS上,也就是必須撤下。


買家經紀必須瞭解這條規則,同時要提醒賣家經紀本條規則。如果賣家或賣家經紀堅持,買家經紀可通過其管理經理(managing broker),協調賣家之管理經理,請賣家或賣家經紀同意買前看房,或由MLS上撤除。
