 买房及贷款时省钱的九个秘诀

  • 僱用你所信任的合格经纪 - 省时、省钱,又有忠告。
  • 用贷款经纪可使你找到最好的贷款利率。 (如果贷款是$250,000,5 年期,低 1.5% 的利率,能使你省下超过$12,000。 ) 
  • 如果可能,要求贷方同意免除贷款申请费及房屋估价费 (一般可以省约$500)。
  • 贷款用週付而不用月付,可以省下几千元。
  • 如果可能,请卖方提供survey certificate副本,可以省下约 $375。
  • 确认您的贷款有额外提前还款(pre-payment) 及每期加倍还款(double-up) 的条款,增加弹性。
  • 安排一位有经验的验屋师先行验房,确保以后没有「耗费惊人的惊奇」。同时在达成最后协议前,能根据验屋报告再行议价。
  • 确保交易完成日及交屋日非常接近,这样就不会买了一套房子,却又不能入住(同时又省下旅馆费)。
  • 确保旧油箱油卖方自费妥适地拆除及处理土壤污染问题。可以省下$500 至 $5000 元。 (BC Fire Code regulations).
