我的经纪代表我下offer,有多人竞争,但我的经纪是第一个进去,卖家不是应该第一个接我的offer吗?


不是。第一个进入和最后一个进入的机会都均等。一般而言,在offer presentation中,卖家经纪会等到所有的offer都到齐了,才会和卖家讨论所有的价钱和条件,由卖家决定卖给谁。卖家不一定会卖给出价最高的买家。卖家有权力将他的房子卖给任何他喜欢的买家。

因此,买家的offer必需要强而有力,不能拖泥带水,更不能想要占便宜,必需要让卖家感到有诚意与满意。买家经纪的临场表现也极为重要,能获得卖家的欣赏与肯定,获胜的机会更大。不但夺标的机会大增,亦有取得好价钱的可能。
