都可以,但重點在細節。首先,調整價格會是較好的選擇,讓買家能掌控修復。當經紀要去和對方談的時候,買家要先想清楚,如果賣家不同意降價,是否仍要買;或是就退出,不買了。這個答案會影響買方經紀處理的方法。


  • 選擇一:買家決定,如果賣家不降價,就不解除條件,買家退出。買家經紀就可以很自由的以電傳、信函、Email、備忘錄或非正式會談的方式和賣家經紀聯繫。如果賣方有買方喜歡的正面回應,買方經紀就立即以書面修訂條款(addendum),請買賣雙方簽字確立。如果不成,買方就選擇不解除條件。
  • 選擇二:買家很喜歡,決定即使賣家不降價,仍然要解除條件,此時,怎麼做就十分重要。買家經紀必須避免看起來要重啟談判offer,讓賣家有終止協議的選擇。此時最佳的選擇是由買家經紀打電話給賣家經紀,「探索」所有的可能性。買家經紀可提醒賣家經紀「可能」有一項麻煩,驗屋報告發現一些缺陷。買家經紀可以問賣家經紀,若賣家對這些缺陷做一些讓步會感覺如何?此時,千萬不要寫成文件。如果賣家會同意,買家經紀可以準備修改條款(addendum),並首先獲得賣家同意與簽署,再去見買家,對買家說明,簽署了addendum;再十分圓滿地解除條件。
